Assess Your Roof’s Condition

First things first: know the actual condition of your roof. This means conducting a thorough roofing inspection. At this stage, you can perform the inspection yourself without the aid of a professional. Start with the exterior by visually inspecting your roof using a pair of binoculars. You can also use a remote-controlled drone if you’re up for something more high-tech and want to have a video recording for later reference. Inspect every inch of the roof, paying special attention to the roof edges and areas with flashing. Likewise, note the general condition of the roofing plane, particularly for signs of wear and tear, such as rounded shingle edges as well as missing or damaged shingles.

Next, check your attic, and inspect the underside of the roofing system. You’re looking for structural issues like warped rafters, rot or widespread water stains. Widespread damage to the insulation – it tends to form clumps when it makes contact with water – indicates extensive water intrusion. Increased attic heat and humidity are also indicators that there were fundamental errors when the roof was built as it should be getting sufficient ventilation.

Repair or Replace

Having assessed your roof’s condition, the question now is whether you should have your roof repaired or replaced. Your first clue is in the overall condition of the roof: widespread wear and tear indicate that the outer roofing isn’t as efficient and won’t be able to protect your home for long. It may already be beyond its expected lifespan, and not retiring that roof can leave you vulnerable in case of heavy rain or snow.

However, if the same problem happens to be concentrated on a specific spot, which is usually the case with impact damage or when an inexperienced roofer had previously worked on your roof, then it only follows that you have to call for repairs. Either way, you should have your roofing issues addressed by a professional as soon as possible.
